Felicity Kamari Villas — best for families and groups who want the beach and village life at the doorstep. Two traditional Cycladic-style villas of 100 m² (1,076 sq ft) in the heart of Kamari — Santorini's classic black-sand beach village on the calm east coast — with mountain and sea views, 400 metres (¼ mile) from the beach; the promenade, restaurants and shops are a 5-minute walk.

• Villa Victoria — up to 5 guests. All three sleeping spaces on one level.
• Villa Grégoire — up to 6 guests. Three sleeping spaces across two levels, one in an open mezzanine bedroom.
• Shared outdoor space — a 1,000 m² (¼ acre) garden with dining, lounging, a BBQ area and a small children's play area, plus a large 60 m² (646 sq ft) pool, for the guests of these two villas only — never shared with a hotel or another complex.

• Felicity Cave Villas: about 5 km (3 miles), an 11-minute drive
• Felicity Kamari Villas: about 4 km (2.5 miles), a 10-minute drive

Our villas are open from April to October, and each part of the season has its own Santorini. In spring the island is green, the trails are at their best and the first swims begin.

Summer brings long evenings on the terrace, the open-air cinema in Kamari and the village feasts — on 14 and 15 August Panagia Episkopi, the 11th-century church beside our Cave villas, cooks beans and the island's renowned fava, its velvety split-pea purée, for everyone, with wine, music and dancing — while the Assyrtiko harvest, one of the earliest in Europe, is under way in the vineyards around us.

In September and October the sea stays warm, the light softens, the cellars are busy with the new vintage and the Santorini Experience sports weekend fills the caldera in mid-October.

And in any month, the island's history is a short drive away: Ancient Thera on Mesa Vouno, the mountain above Kamari, founded by Dorian settlers in the 9th century BC, and Akrotiri, the Bronze Age town preserved under volcanic ash since the 17th century BC, on a site first settled more than 5,000 years ago. Whenever you come, we'll tell you what's on during your stay.

Yes — and it is the signature of Felicity Cave Villas: each villa's private pool has an underwater window set into the room below, something very few places on the island can offer. Daylight filters through the water in shifting patterns and a soft blue glow; swim past the glass and the people inside wave back — a favourite for photos, and for children, with a parent always at the poolside. After dark, the cinema projector beside the window turns the room into your private underwater cinema.

The price you see on our booking engine is the final price for your villa: VAT, local taxes and the climate levy are all in it, and there are no booking fees.

Yes. Both properties offer a Standard rate with free cancellation — until 14 days before check-in at Felicity Cave Villas, until 30 days before at Felicity Kamari Villas — and nothing is charged before that deadline. The Non-refundable rate is our lowest price and is paid when you book — in two instalments if you prefer, just ask.
